Our rent collection services include: Online payment assistance; timely late payment follow-ups to ensure prompt payment; and, when necessary, the preparation and delivery of eviction notices. We utilize property management software to streamline these processes and offer tenants convenient online payment options. Due dates and incurring late fees are clearly communicated to tenants

Qualifying Tenants:

All tenants have a background screening to ensure good standing.

  • Require each person to fill out a rental application.
  • Provide a background check to screen for sexual and violent offenders.
  • Verify personal information, including credit information, employment, rental history, income, eviction history, etc.
  • Require full time students (with no established credit) to obtain a Guarantor Agreement from a parent or guardian.
  • Prepare all lease documents.

Rent Collection:

  • Collect monthly rent payments (including assisting tenants with online payments)
  • Late payment follow-up with the tenant.
  • Prepare and send eviction notices when necessary.

Management Fees:

  • $100.00 fee to owner for labor and services performed in getting property into inventory including photos, and property evaluation.
  • 8% fee of gross rental income. 
  • A lease admin fee of $100 to find tenant for new leasing period. 
  • 12% maintenance service call charge added to any subcontractor invoice.  

Owner Responsibility

  • Owner must cover insurance general and premises liability.
